Building an accessory dwelling unit is one of the most reliable ways for a Los Angeles homeowner to turn unused backyard or garage space into steady monthly income. But the numbers you see online are all over the map. This guide lays out realistic ADU rent ranges across LA submarkets in 2026, the difference between gross and net income, how vacancy and turnover affect your returns, and roughly how long it takes to earn your investment back. What Drives ADU Rent in Los Angeles

Before we get to dollar figures, understand that ADU rent is driven by four main factors:

  • Location (submarket). A one-bedroom ADU on the Westside or near the coast commands far more than the same unit in the eastern San Fernando Valley.
  • Size and bedroom count. Rent per unit rises with square footage, but rent *per square foot* usually falls as units get bigger.
  • Type. A detached new-construction ADU typically rents higher than a garage conversion of the same size because of privacy, natural light, and finishes.
  • Finishes and parking. In-unit laundry, a real kitchen, central HVAC, and a dedicated parking spot or private entrance all push rent toward the top of the range.

Typical Monthly ADU Rents by Size (2026 Ranges)

The ranges below reflect what we typically see in most LA neighborhoods in 2026. Treat them as planning ranges, not guarantees — your block, your finishes, and market timing all matter.

Studio and Junior ADUs (JADUs)

A studio or junior ADU (a JADU is capped at 500 square feet and usually carved out of the existing home) typically rents in the $1,500 to $2,300 per month range across much of LA. On the Westside, in Silver Lake, or near the beach, a well-finished studio can push higher. JADUs sometimes rent a little lower because they may share a bathroom or entrance with the main house.

One-Bedroom ADUs

The one-bedroom is the workhorse of the LA ADU market. In most LA neighborhoods a detached or converted one-bedroom ADU typically rents between $2,000 and $3,200 per month. Areas like Culver City, Mar Vista, Venice, and much of the Westside routinely sit at the upper end, while parts of the Valley and eastern LA County generally land lower.

Two-Bedroom ADUs

A two-bedroom ADU (typically 700 to 1,200 square feet) usually rents from about $2,800 to $4,500 per month, and coastal or premium neighborhoods can exceed that. Two-bedroom units attract small families and roommate pairs, which can mean longer tenancies but a smaller applicant pool than one-bedrooms.

Gross Rent vs. Net Income

The rent check is not the money you keep. To estimate net operating income, subtract the ongoing costs of running the unit:

  • Property tax on the added value. California reassesses only the new construction, not your whole property, so the tax bump is modest — but it is real.
  • Insurance increase for the added structure and rental activity.
  • Maintenance and repairs, commonly budgeted at 5 to 10 percent of rent.
  • Utilities, if not separately metered.
  • Property management, if you hire it out — usually 6 to 10 percent of rent.

As a rough rule, plan for net income to land somewhere around 70 to 85 percent of gross rent once you account for these items. A one-bedroom grossing $2,600 might net roughly $1,900 to $2,200 a month.

Vacancy, Turnover, and Rent Control Notes

Los Angeles is a strong rental market, and quality ADUs in good locations tend to lease quickly. Still, budget a vacancy allowance of 3 to 6 percent — the equivalent of roughly two to three weeks of empty unit per year for turnover, cleaning, and re-leasing.

A few LA-specific points worth knowing:

  • Newly built ADUs are generally exempt from older rent-control frameworks for a period after construction, though California's statewide rent-cap law can still apply. Rules change, so confirm current status before you set a lease.
  • The City of Los Angeles and many LA County jurisdictions have their own tenant protections. If you rent to family or a caregiver, different considerations apply.
